How renting out works

We get to know the property. We view it and discuss what you want: lease term, pets, furniture, the kind of tenant you are looking for.
We set the rent. We compare similar offers in the area and suggest a price at which the property neither sits empty nor goes below market value.
We prepare the listing. Photos, a proper description in Estonian, Russian and English, and publication on popular property portals and on our website.
We run the viewings. We talk to interested people, arrange viewings and answer their questions.
We screen the tenant. Before signing, we check the candidate's background and ability to pay – read more about tenant screening.
We sign the lease and hand over. We draw up the lease and the handover certificate, and record meter readings and the condition of the property.

Frequently asked questions

How fast do you find a tenant?

It depends on the location, price and season. With the right price and a good listing, a tenant is usually found within a few weeks. We give you honest feedback based on the interest in the first days.

Do I have to attend the viewings?

No. We run the viewings. You join only if you want to, and we decide on the tenant together.

How large can the deposit be?

For residential leases, Estonian law caps the deposit at three months' rent. We suggest an amount that protects the owner and is reasonable for the tenant.

Do you also let commercial property?

Yes. We let offices, retail and warehouse space and whole commercial buildings, taking into account parking, access and running costs.
