Tenant screening

Most rental problems can be prevented. A thorough check before the lease is signed is the best insurance against arrears and damage.

What we check

Identity. We make sure the candidate is who they say they are.
Income and ability to pay. We assess whether the rent is affordable on their income.
Payment behaviour. We look into whether the candidate has known payment defaults.
Previous rentals. Where possible, we ask the previous landlord for feedback.
Plans and expectations. How many people will live there, any pets, how long they want to stay.

How the owner benefits

You decide based on facts, not just an impression from a viewing. We present suitable candidates and explain why someone fits or does not. The final decision is yours.

Screening is part of our letting service, but we can also help if you found a candidate yourself and want certainty before signing.

After the check

If the candidate is a good fit, we draw up the lease and handover certificate that protect both sides. A clear contract and a documented condition are the best way to avoid disputes.

Is tenant screening legal?

Yes, when it is done with the candidate's knowledge and consent and the data is used only to choose a tenant. We never share candidates' data.

Can I order screening on its own?

Yes. If you found a tenant yourself, we can check them and draw up the lease if needed.

Who makes the final decision?

Always the owner. We give a recommendation and explain it.
