Lease agreement and handover

A good contract means a calm tenancy. We put the agreements clearly in writing and document the condition, so there is no question later about who is responsible for what.

What the lease covers

the rent, payment date and how the rent may change
running costs: who pays for utilities, electricity and internet
the deposit and how it is returned
the lease term and how the lease can be ended
pets, smoking and subletting
how repairs and maintenance are split between owner and tenant

The lease is based on the Estonian Law of Obligations Act and, if needed, written in Estonian, Russian or English, so both sides understand exactly what they sign.

Handover certificate

The handover certificate matters as much as the lease. It records:

meter readings (water, electricity, gas, heating)
the number of keys and access cards
the list of furniture and appliances
the condition of the property, with photos

At the end of the tenancy we compare the condition with the certificate, so returning the deposit or covering damage is clear and fair.

Frequently asked questions

Does a lease have to be in writing?

A written lease is not always mandatory, but we always recommend it. Only a written lease and handover certificate give clear evidence if there is a dispute.

In which language is the lease written?

In Estonian, Russian or English – whichever suits both sides. If needed, we prepare a bilingual lease.

Why are photos in the handover certificate important?

Photos show the condition at the moment of handover. At the end of the tenancy they make it easy to tell normal wear from damage.
